Building Code Information
All construction plans conform to the Standard Building Code CABO One & Two Family Dwelling Code. Some local laws, regulations, and applications may vary. Local authorities may require certification stamps. Due to specific code requirements, this should be provided locally by an industry professional. Heat and air calculations should be supplied by a local contractor to meet local conditions and requirements. Some states, cities, or municipalities may require an engineer's seal or stamp. You will be responsible for working directly with and providing construction plans to the engineer for these services and fees. Terms of Sale
Reproduction of these home plans, either in whole or in part, including any direct copying and/or preparation of derivative works, for any reason without the prior written permission of Home Patterns LLC is strictly prohibited. The purchase of home plans in no way transfers any copyright or ownership to the buyer, except for a limited license to use that set of home plans to construct one, and only one, dwelling unit. Additional sets of that home plan do not entitle the buyer to construct more than one dwelling unit.
Orders are processed within three to four working days. Shipping time for all UPS Ground packages is two to four working days. We also offer UPS Next-Day-Air and UPS 2nd-Day-Air services for faster delivery. NOTE: A street address is required for all UPS deliveries.
Do's and Don'ts
DO contact Home Patterns about modifications on these designs. DON'T duplicate a construction plan by any means. DON'T build a home from a construction plan without obtaining rights and a license to do so. DO give us a call if you have any questions.
We want you be happy with your construction plan purchase. However, if for some reason you find the plan that you have purchased from Home Patterns LLC cannot be used, then you may exchange that plan for any other plan from our selection, with the following restrictions. We allow 60 days from the date of your original invoice date to make an exchange. If you have purchased a construction plan and decide not to build that home, we will issue a 50% credit toward the purchase of another construction plan (not including shipping and handling, specifications or materials lists).
Full Reverse Plans
Full Reverse Plans have been reversed in a CAD program and all writing will be readable. This service is available on all plans.
When you have made your choice and are ready to begin building a home, it's time to order a construction plan package. All full-size sets will require a license agreement to be attached to each set before the actual construction begins. See License Agreement.
Construction Plan Contents
Each plan page will specify the type foundation plan(s) that are available with a construction plan – concrete slab or crawl space. Floor Plan(s): 2 x 4 or 2 x 6 Construction, Window Schedule, Square Footage Breakdown, Location of Electrical, Location of Plumbing and All Necessary Dimensions/Elevations: Front, Rear and Sides of Building Section(s) Through House/Details: Foundation, Cabinets, Cornice, Roof, Cross Section & Fireplace (if applicable)
